Rants and Raves of a Bum


JANUARY 20, 2016, MANILA: With only weeks before Chinese New Year, households are once again on the lookout for home design tips to increase their financial luck, improve their work lives, keep themselves protected, and enhance their personal relationships. Not to worry: MyProperty.ph spoke with Philippine feng shui expert Hanz Cua, who shared his thoughts on making sure that luck is on your side during the Year of the Fire Monkey.

Apart from cleaning your home from top to bottom, cleansing it with incense, and displaying the mandatory 12 round fruits to represent 12 lucky months of the year, Cua makes a few suggestions that will bring luck to your home this year.
  1. Blue is this year’s lucky color in feng shui, and it’s the color for increasing one’s luck in the wealth department. Because 2016 is the Year of the Fire Monkey, the water element won’t be present. This means you need to incorporate the color blue, which represents water, into your home in any way you can, such as painting your walls blue, hanging blue curtains, or using blue pillows. Another way to keep the balance is to set up actual water features in the home, such as an aquarium or a water fountain.
  2. Cua says depending on your Chinese zodiac, you’ll have to put a different charm in a specific area of the home to enhance your fortune. Rats and Boars need a red object or lava lamp in the south. Oxen, Sheep, and Dogs should put a water element like a fountain or aquarium in the north. Tigers should display a stone like a tiger eye in the southwest. For Rabbits, an amethyst in the northeast will improve their luck. Dragons should put a water fountain or aquarium in the north. Snakes and Horses need a metal element like a wind chime in the west. Monkeys and Roosters need to accessorize the east with a fortune plant.
  3. It’s important to do all of your activities in the east section of your office, as this ensures that your wealth luck will increase. Business calls, contract signing, and all work-related activities should therefore be done in this area of the office.
  4. The south of the home is also considered to be lucky; it is where you can experience unexpected wealth, promotion, or business expansion. You can keep the positive energy up in this area by moving the radio or television, turning on the lights, or positioning a lava lamp or money coin in this direction.
  5. For students who want to do well in school, Cua suggests reviewing and doing homework, projects, and any other academic activities in the west part of the home.
  6. The center of the home will contain the Illness Star in 2016. Cua warns that an epidemic similar in magnitude to the Ebola virus is possible this year, and that people should also be wary of medical conditions like stomach problems and respiratory diseases. Placing a wu lou—a bottle charm that resembles a gourd—in the center of the home will help protect its residents from illness. This sector should also be devoid of any fire-related elements like bright lights or anything red, yellow, or orange.
  7. Because of the presence of the Argument Star in the northwest sector (also known as the “father sector”) of the home, fathers (especially those born in the Year of the Dog or Boar) will find themselves to be more aggressive and quarrelsome. This can be cured by placing a lava lamp or anything red in this sector.
  8. When buying a property, choose a neighborhood where residents are affluent, diligent, and successful, as this will positively affect your state of mind and encourage you to work hard as well. If you’re buying a home that was built before 2004 and has not been remodeled since its construction, it is said to have stagnant chi and will need curing to revive its wealth luck.
Cua advises that while there’s nothing wrong with following the principles of feng shui, these should only be seen as guidelines. People must still keep in mind the importance of hard work, open communication, and looking after one’s health in making their lives better.

Lamudi Philippines outlines some of the accomplishments of the 2016 presidential candidates that in some way benefited the real estate industry


MANILA, DECEMBER 22, 2015: In anticipation of the 2016 national elections, real estate website Lamudi Philippines (www.lamudi.com.ph) enumerates the accomplishments of the five candidates for president—Mar Roxas III, Grace Poe-Llamanzares, Rodrigo Duterte, Jejomar Binay Jr., and Miriam Defensor Santiago—that have somehow affected the real estate industry.

Former congressman and senator and 2010 vice-presidential candidate Mar A. Roxas may not have pushed pieces of legislation directly related to real estate, but he did author two that in way benefited the industry.


One is Republic Act 8748, which is an amendment to the Special Economic Zone Act. In this amendment, although establishments operating within these eco-zones are exempted from paying taxes, they are required to remit 5 percent of their gross income earned: 3 percent to the national government and 2 percent directly to the treasurer’s office of the city or municipality where the eco-zone is located.


In addition, this piece of legislation also called for providing for disturbance compensation for residents who were displaced or evicted to give way for the construction of these eco-zones.


Another important piece of legislation Roxas authored is Republic Act 8756, which calls for giving incentives to multinational companies who establish regional headquarters in the country. Among the incentives include issuance of multiple-entry visas to the foreign employees and immediate family members of said companies, a fixed withholding tax on compensation of 15 percent, and exemption on value-added tax, among others.

Senator Santiago is the Senate’s most prolific member, having filed a total of 1,231 bills and resolutions during the Fourteenth Congress (2007–2010), which is almost twice as much as the chamber’s second placer (former senator and now Vista Land president Manny Villar).


Among the bills Senator Santiago co-authored is the Republic Act 9646, also known as the Real Estate Service Act or the RESA Law. This piece of legislation called for the professionalization of the real estate service by means of mandating all practitioners to be licensed by the Professional Regulation Commission (PRC), the same way that lawyers, doctors, engineers, nurses, and architects, among other professionals, are licensed by the said agency.

Although Grace Poe made election history by garnering the highest number of votes for any elected official during the May 2013 elections, this neophyte senator and now presidential candidate still has to leave an indelible mark on the real estate industry. However, she did lead hearings on public transport, most notably on the rehabilitation of the MRT and LRT.

As head of the Housing and Urban Development Coordinating Council (HUDCC), vice-president Binay cited a number of accomplishments for the country’s key shelter agencies. Among these, according to his spokesperson lawyer Rico Quicho, is the provision of house and lot packages, lots, or houses to almost 800,000 families, the total value of which amounts to Php268.826 billion.


Quicho also noted that during Binay’s term as housing czar, Home Development Mutual Fund (HDMF) or the Pag-IBIG Fund became the largest shelter agency with assets reaching more than Php376 billion. In addition, under Binay’s watch the Housing and Land Use Regulatory Board (HLURB) also became stricter in monitoring the real estate industry, most notably on advertisements. For example, real estate developers are prohibited from including information that can mislead buyers of properties, such as inaccurate locations and exaggerations.

Although long-time Davao City mayor Rodrigo Duterte has yet to make his political contributions felt throughout the country, his accomplishments as local chief executive is well lauded. Many observers believe that Davao City became more progressive (and safer) under his watch, and among his most important ordinances is the Comprehensive Land Use Plan, which outlined flood- and landslide-prone areas within Davao City where human settlement is prohibited.


This tough-talking mayor is also quite popular for his focus on peace and order, and many of his supporters hope he can accomplish in the entire Philippines what he had in Davao City.

Lamudi Philippines lists down what would potentially be good real deals in 2016


MANILA, DECEMBER 11, 2015: With 2015 drawing to an end, many would-be real estate investors and homebuyers must be wondering what 2016 would bring. Will the condo market finally experience a downturn? Should investors diversify their portfolios and turn to offices? Or should we look outside Metro Manila?


Global property website Lamudi Philippines (www.lamudi.com.ph) takes a look on what are potentially good real estate investment deals in 2016.


1. Strata-titled Offices


Unlike the BPO office towers built and owned by real estate developers and rented to BPO companies, strata-titled offices can be bought by individual investors and buyers and have them rented out to companies. For property buyers looking to diversify their investment portfolios, this property type makes sense as there is currently a shortage of office space in Metro Manila, especially in the major CBDs, placing an upward pressure on rental rates. In addition, Colliers International said in its third quarter 2015 report that decreasing land-bank options in the Makati CBD, Bonifacio Global City (BGC), and Ortigas Center is also pushing capital values of office buildings upward.


Among strata-titled developments currently on the market include Alveo Financial Center along Ayala Avenue, which has 363 units and sells on average Php223,000 per sqm. Others include The Stiles in Circuit Makati (Alveo Land; 283 units; Php198,000/sqm); Century Spire in Century City (Century Properties; 283 units; Php203,000/sqm); Capital House in BGC (Avida Land; 222 units; Php142,000/sqm); One World Place in BGC (Daiichi Properties; 283 units; Php136,000/sqm); and Parkway Corporate Center in Alabang (Filinvest Land; 390 units; Php168,000/sqm).
2. Apartments and Townhouses
Two of the most searched property types by Filipinos are apartments and townhouses, especially in suburban areas like Quezon City, Parañaque, and Las Piñas. These properties are very much in demand among renters, especially starting families as they provide much larger spaces than condos yet they are more affordable than standalone houses. Three-bedroom door apartments in Parañaque average Php3.5 to Php4 million, or monthly rents of Php18,000 to Php25,000.
3. Townships Outside Metro Manila
With land values in Metro Manila prohibitively costly and land values on continuous upward trend, property developers are looking further afield for their next big-ticket projects. Among these projects include Century Properties’ Azure North in San Fernando, Pampanga, where the company to plans to duplicate its success with the Azure project in Parañaque; and Ayala Land’s Alviera in Porac, Pampanga, and Vermosa in Laguna and Cavite.
These developers are banking on their previous success to push these projects forward and all look to perform well in 2016. Ayala Land, for example, will be spending Php70 billion over the next decade on its Vermosa project, which when completed will include office, retail, hotel, residential, and educational segment. In late 2014, Ayala Land Premier started marketing residential lots in The Courtyards section of Vermosa, and has since sold Php4 billion worth of inventory.
4. Residential Lots
Unlike condos, where a huge number of units can be built within a relatively small plot of land, there is only a finite amount of land developers can convert into subdivisions. This is the reason residential lots in these projects are highly sought after and their values appreciate quickly. And example is Alabang West by Megaworld subsidiary Global-Estate Resorts Inc. According to the company, property values in the 62-hectare township surged 19 percent in the 11 months since it launch, from Php47,000 to Php56,000 per sqm. The company also announced that 80 percent of Alabang West’s 788 residential lots have already been sold.
5. Upscale Condos in the Major CBDs
Metro Manila’s condo boom is far from over, but developers are holding back on heir new launches due to massive supply especially in the mid-market segment. This does not mean, however, that no opportunities are available in the condo market. On the contrary, high-end condos, especially larger ones, are expected to perform well both in capital appreciation and rental rates.
According to Colliers, condo vacancy rate is lowest for luxury condos in Makati, expected at 5 percent to the third quarter of 2016. This is due in part to Metro Manila’s leasing market, driven primarily by expats and the BPO sector. On the other hand, JLL reported that rents for Metro Manila luxury condos continue to grow, albeit modestly, on the back of strong demand from expatriate employees of multinational corporations.
