Rants and Raves of a Bum

We can’t always have things our own way. If we want to do something grand or life-changing, then we’ll need to go through a little hardship. However, we can all agree that there’s a difference between some difficulties and problematic stress levels. Let’s think, for instance, about the stress involved in buying a property. You think it’s going to be an exciting adventure...until you’re in the middle of it, and you realize that you’ve made something of a mistake. It is not a joyous journey. However, it doesn’t necessarily have to be this way. While it might not be a bouncy castle of fun, neither does it need to be a cripplingly stressful period of your life. Below, we take a look at a few tried and tested ways you can reduce the property-buying stress levels.

Simplify the Search

People generally get off on a stressful foot when they begin looking for properties. They dive into an ocean of a thousand properties and spend a lot of time and energy trying to find their own little island of safety. While there’s no getting around the fact that you’ll need to look at multiple properties in order to find the space that’s right for you, there are ways you can make it easier on yourself. Before you begin looking, draw up a list of your home requirements (not wants -- they’re a bonus). It’ll make deciding which homes you want to see and which you can pass by much more straightforward, and will significantly reduce the number of wasted hours you spend looking at properties that were never going to be right for you.

Plenty of Time

Tying your shoelace would be stressful if you only had half a second to do it. When it comes to buying a home, the best gift you can give yourself is that of time. If you tell yourself that you’re in no rush, then you’ll instantly make things less stressful. It’s when people put a time limit on their move that things can become problematic. Can you imagine the stress if you had vowed to move out before the end of summer? Buying your first property -- or any property, for that matter -- is huge. You don’t need to rush things through -- take your time, and wait for the right opportunity to present itself.

Account for All Factors

One issue that plagues people when they buy a house is that of “selective viewing.” They focus only on the good aspects of the home and ignore the less satisfactory aspects. If you’re going to go through the long process of buying a property, it’s important that you see things with honest, open eyes, not squinted eyes. The problems that you overlook because your interest has been piqued by one specific aspect will only come back to haunt you further on down the line. It’s like when you’re choosing a partner -- you don’t want to get too lost in the things you like and overlook the ones that should be red flags. You might be enchanted by the charm and character of an old period home, but it’s going to require much more maintenance in the long run.

Get Your Money In Order

If properties cost a month’s wages, then there would likely be no stress associated with buying a home. Indeed, the primary issue with properties is that they’re so expensive -- it’s likely the most significant investment that you’ll ever make. There’s little wonder that there is so much pressure! While you’ll never be able to do away with the money matter entirely, you can limit the severity by ensuring that you’re generally in control of it. In the early days, you’ll need to establish your budget and then make sure that you stick to it. Some people agree to spend a little more than they had anticipated in order to get “the perfect house,” but you have to keep in mind that the money aspect will follow you around for potentially decades.

Factor in Additional Costs

And it’s not just the sticker price of the house that you should think about, either. Think about all the additional costs that moving into that property will bring, too. For example, is there a lot of tax involved? Will you need to spend a lot of money on your fuel to reach your place of work? You should think about what your all-in monthly expenses will be like before agreeing to buy a property.

Work with the Experts

It’s not easy to buy and move into a property. There’s a lot of paperwork, you’ll need to transfer money, communicate with the people selling the home, and then go through the heavy-duty process of moving into the home. If you’ve never bought a home before, then this isn’t going to be so straightforward. As such, it’s recommended that you work with experts; hiring a conveyancing solicitor to handle the legal work, and professional movers to transport your goods, will make things a lot less stressful. They’ve got years of experience handling these types of matters, whereas you’ve got zero experience. It’s a no-brainer.

The Art of Communication

Not all of the stress from moving is external. A lot of is self-induced, especially when you’re buying a home as a couple. You’re not just going through a stressful experience; you’re trying to do things as a pair, which complicates a lot! As such, you’ll be well-served by figuring out the art of communication before you begin the moving process. Everything will run a lot smoother if you’re avoiding all of these niggling arguments that inevitably arise when you’re trying to do something so intense.

Handling the Stress

Finally, make sure you find ways to handle the stress. Things like meditation, exercise, and just reminding yourself that what you’re doing is fundamentally a positive thing will all help to keep those stress levels to a minimum. You only feel the stress is you allow yourself to feel it -- it doesn’t have to be that way.

Searching for a new dishwasher in an appliance store or online can be a struggle. You have to decide between the variety of brands that come in similar sizes and finishes and within your budget. However, shopping is easier if you narrow down your choice to the features and a price that suits you best. This article will help you buy an effective yet budget-friendly dishwasher:

1) What Is Your Price Range?

As a homeowner looking for an affordable dishwasher, you should have a price range in mind. Dishwashers are priced depending on three categories, i.e., budget, midrange, and luxury. Budget dishwashers sell at a $250 to $500, so you can set your dishwasher budget in this range. Still, it would be best if you considered cleaning performance when purchasing a budget-friendly dishwasher. Going through dishwasher reviews at www.aquietrefuge.com might help you find the right dishwasher at an affordable price.

2) Noise Level

An affordable dishwasher can have perfect washing performance, but the noise level might not be conducive. Quiet models sell at higher prices so as a budget shopper, you might have to choose between cost and noise. The sound produced from cheaper models can annoy you when it is running. Before buying one, check the manufacturer's sound level rating that can range from 50s to high 30 dBs. The right dishwasher should produce a lower than 45 dBs sound level that is not audible enough to be heard outside your kitchen.

3) Drying Performance

An efficient dishwasher should be able to wash and dry the dishes properly. The drying feature is not affected by pricing, but it varies depending on the manufacturer. When shopping for an affordable dishwasher, confirm if it has the extra drying option. Make sure you only get one that can dry as required.

4) Capacity

A standard dishwasher is about 24 inches wide, but carrying capacity varies in different models. Consider the spacing in the internal racks when purchasing an affordable dishwasher. Not all washers are widely spaced for water to reach all the dishes. You might have to do several loads to clean up all the dirty dishes. Also, consider the different dish sizes you have to find a dishwasher that can accommodate them. Still, a budget-friendly dishwasher is the right choice if you do not have many dishes to wash.

5) Energy Efficiency

The dishwasher should not only be affordable but also energy saving. A low-cost dishwasher will save you in the long run because you will not have to spend more on power expenses. Some dishwashers come with an Energy Star rating from the Environmental Protection Agency. Look out of this label on the front of the dishwasher that includes the estimated yearly power use and cost.

6) Request For Free Transportation and Installation

Besides buying and running cost, there are additional transportation and installation costs. For installation, you have to hire a technician to set up the dishwasher whose service might be costly. You can ask for these complementary services when making the purchase. Getting the dishwasher delivered and setup will save you more than the discount deal.

Press Release 14 June 2019 – With the help of the regulatory and business framework in CEZA, the World Token Issuing Alliance (WTIA) will help companies and countries from around the world adopt emerging blockchain technology and embrace a new tokenized economy.

The Cagayan Economic Zone Authority has granted an Offshore Virtual Currency Exchange (OVCE) Provisional Regular License to WTIA, paving the way for WTIA to launch its exchange service on the WTIA Platform.

WTIA works with some of the world’s largest blockchain and asset tokenization projects and is responsible for bringing together such projects as Monopoly Hotels & Resorts (MHR); Smart City Company (SCC); and many more.

“WTIA is all about supporting Real Projects that have a positive impact on the community and country. Projects that deliver economic growth, create high-value jobs and can benefit from blockchain technology’s transparency, trust, and security,” says Keunyoung Kim, the chairman of WTIA.

This is a major step forward for WTIA as they prepare to launch their fully regulated security token exchange platform to increase liquidity for their projects. WTIA’s new license will allow WTIA to offer security, utility and virtual currency tokens, covering the broad spectrum of token offerings required as the portfolio of projects under WTIA expands.

With the increasing popularity of blockchain and its growing ecosystem of tokens, liquidity ensures fair pricing for projects through market dynamics and allows users to invest in the success of projects that they support.

"We are very excited to receive this important license from CEZA. WTIA will be able to help our projects develop tokenization models based on asset digitalization, solving many of the problems and bottlenecks in the current marketplace. Through WTIA and blockchain technology, we can bring real projects to fruition, creating economic prosperity and jobs for all." said Kaycee Kim, CEO of WTIA.

The ability to tokenize assets is creating a quiet revolution in the financial world. The digital tokenization of assets such as real estate, corporate assets, and even IP allows assets to change hands conveniently, quickly and cheaply, without the need for complicated processes and even middlemen. Information is stored on an immutable ledger, secured via a decentralized network, and linked through cryptology, creating a trusted system for the transfer and verification of ownership. Many mainstream financial institutions and asset management companies are very interested in the prospects from this technology and are considering the issuance of tokens backed by real-world assets.

WTIA is the advisory and capital market solution of some of the biggest real-world blockchain projects in the world. Projects include sovereign-level tokenization programs, utility-token driven business models for listed companies, tokenized infrastructure securities, high technology applications and much more. Governments and large corporations seeking a new paradigm in management, asset utilization, business development, and stakeholder engagement have joined the WTIA. By licensing WTIA in the Philippines, we are confident that Philippines efforts to develop its virtual currency and blockchain industry will lead the region in the years to come.

Whether you are selling your home or are just trying to make it look the best it can be it’s important to understand the things you can do to stage your home. It’s not as simple as just whacking everything in,   adding or moving things until you get it right. There is a method behind the madness.
Have a look at some of the things you can do to stage your home and make the most of your space:
Outside Space
This is first on the list because at the end of the day it’s the first impression people get of your home. People tend to forget that their outside spaces are part of their home and that they need just as much love and attention. Some of the areas to focus on include:
  • Front Door- This should be a strong focal point to any home especially if you’re going to sell, buyers come face to face with your door. You should consider painting in a sensible colour like black, blue or white, polish the handles and knobs and replace if they need it and make sure that doorbells are working.
  • Exterior- It’s a good idea to keep on top of the maintenance of the exterior of your home by sanding and repainting any peeling paintwork, repaint the whole exterior to keep it looking clean, repair broken tiles and keep guttering clear.
  • Garden- You can keep this looking good by simply mowing the lawn, removing weeds and dead plants and keeping edges neat. Don’t forget to rake any leaves.
  • Clutter-  Keep your garden clutter free, make sure you have plenty of storage to hide things like tools and children's toys when they’re not being used.
  • Boundaries- Make sure you’re on top of your fences, walls, gates and railing that show the boundary of your property. It’s good to be in a good working practice of repainting, treating and repairing these areas as if they are left, they can be very costly to replace.
Hallways
Having a well-presented hallway can really set the feel of a home. It’s where anyone entering gets their first and last impression of the interior of your property, so getting it right is important. Turn your entrance hall into a welcoming, well-ordered space with these simple tips:
  • Clear The Clutter- It’s very easy to fill your hallways with essential items like coats, shoes, umbrellas, amongst others like bikes and piles of mail, try finding a place hidden away for them to make your hallway look more welcoming. You should bear in mind that a hallway should be easy to move through so if this isn't the case it’s time think about what you can move to create the free-flowing space.
  • Brighten It Up - You will probably find that most hallways lack light as their only source is the door. Try keeping the colours neutral and add featured ceiling lights with large mirrors to help create a light and airy space. If you're still struggling, try leaving some doors that lead on the hall open to let in more light.
  • Add Features- By this we mean that you should be thinking about the finishing touches. Add a sturdy doormat that people can wipes their muddy feet on, cover exposed radiators and add some tasteful potted plants to add personality and a touch of colour.
Although your hallway isn’t the most important area of your home it’s not one to forget about. Afterall it does give a lasting impression. The main job of the hallway is the set the tone for the rest of the house so just keep this in mind.
Interior
After thinking about your hallway it’s time to think about the rest of the interior. The best way to stage your home and make it flow and feel welcoming is to set some sort of theme. Now, this is saying that you should have every room exactly the same however by sticking to similar colours and moods throughout can help to make your home feel like a show home. It’s a good idea if you have any extensions, annexes or Granny Flats added to also finish these in the same theme. Some top things to consider should be:
  • Flooring- Now your probably not going to want to have matching flooring all through your home, especially if you have children as they will most likely want to have a cloured carpet of some kind however by having the same flooring such as hardwood run throughout any adjoining floors you are creating a seamless and flowing atmosphere to your home. Not to mention floor care becomes easier when you don't have to treat different areas individually.
  • Clutter- Just like the hallway it’s a good idea to try and keep a clutter-free living space, this means making sure you make use of storage to clear away items such as children's toys, paperwork, souvenirs, magazines, washing, throws, shoes, and all the rest.
  • Keep it Neutral- One of the best things you can do to stage your home is to create neutral walls as a blank canvas, it’s not only brilliant for you being able to change colour schemes with just accessories it helps to create a vision for if you ever wanted to sell. Buyer can more easily see what their belongs would look like if you offer a blanket canvas for them to work with.
  • Furniture- With furniture, less is more, you should try to get the right balance between the number of people living in the home and the pieces of furniture you have. Make sure you only have the number of seats for each person and a few guests in your home and although storage is essential try not to buy too many bulky items that take up tonnes of space. If you’re feeling cluttered with furniture try removing anything that hasn’t been used in 12 months and sees how you feel after.

Do you have any other tips for the important areas to stage in your home? Please share them in the comments section below.

When you’re the one keeping everything together in your family, making sure clothes are ready, there’s food on the table and you’re holding down a job, you often think you don’t have time to get sick.

And while that might be true, in theory at least, there do come moments in your hectic day when those aches and pains can’t be ignored a moment longer and you know that the only responsible course of action is to take a trip to the doctor.

Responsible, because if you don’t look after yourself then who will and who will look after everyone else if you leave something to get worse and eventually wind up in hospital?

While this is true of your physical health, when you find yourself under constant pressure there will be times when your mental health takes a turn for the worse as well.
It’s at these times you need help the most. Reaching out for help is crucial and though you may feel embarrassed or like you’ve failed in some way, by accepting help you’re doing quite the opposite. Going to your doctor will be no more embarrassing than asking about contraception methods and your health care professional will have dealt with similar cases dozens of times.

In this blog, we’ll walk through some of the signs and symptoms connected to common mental health problems and what you can do about them.

Feelings of Stress

Stress has a habit of taking people by surprise, often because the build-up can be a slow but ever-increasing pressure rather than a sudden drop. It doesn’t just have to affect those in high-pressure jobs but anyone who has responsibility or has excessive pressure from outsides forces. This is true of stay-at-home-parents, those seeking work and those who work as managers and executives.

Initial symptoms tend to manifest themselves in physical as well as mental ways. Struggling to sleep, feeling wound up and exhausted at the same time. Your mind will be working at double speed but those thoughts are tumbling and racing and you find it hard to sort them out into a logical order or find a way or turning them off.

Soon these become more intense and physical in their appearance and you may begin to feel as if you are physically ill, with headaches, dizziness or feeling sick and unable to eat. If this is left unattended it can soon escalate into panic attacks and shortness of breath. While this isn’t a dangerous state, it can be a frightening one and is a clear sign that something is very wrong and needs addressing.

Even at this stage, it’s possible to begin the process of recovery, though it’s hard without adequate support. The very best thing to do is to admit the problem to a trusted friend or family member and explain what’s going on and why. Tackling the root of the problem together can be a huge benefit.
Tell them how you are feeling and the symptoms you’ve been experiencing. If you need to, have them accompany you on any subsequent visits to the doctor or to talk with colleagues or the boss.

This may well be the next step. If you believe that the stress you’re feeling has come from the unreasonable demands being made of you in your workplace, then now is the time to speak up.
Whether you talk to your HR rep, a union person or to your manager, make it clear that you are in danger of going off sick unless something changes and then suggest what it is that might ease the load a little.

If juggling home and work is a big part of the problem then talk to your partner about what’s going on, sit down together to try and lift the burden of responsibility from you a little.

Feelings of Anxiety

Anxiety falls under a number of headings and the symptoms, though they vary from person to person, can range from mild to severe. Anxiety can escalate very quickly, so if you experience anything that feels uncomfortable or worrying do keep a close eye on your mental health and how you are feeling.

Something like a general anxiety disorder might just be a general feeling of worry that you carry around with you for most of the time. It’s there when you go to bed at night and it’s there when you wake up in the morning.
You rely more and more on people to help you through the day and are in need of constant reassurance. Though you are often torn between having people help you and shutting yourself away from everyone.

Unlike stress, anxiety can be harder to diagnose and harder to determine what the root cause of it is. It may be linked to stress and the situation you find yourself in, or it may be that you have something of a pre-existing condition. Either way, when you start exhibiting those powerful feelings of worry and concern, then it’s time to go and talk to your doctor and get yourself on the road to recovery.

There will be a number of treatment options you can try out and these might range from medication through to counseling or therapy and often a combination of the two. But you can also help your doctor to find out what’s going on by trying to figure out if there is anything that’s triggering your anxious feelings.
An effective way of doing this is to keep a diary and make a note of anything that stands out prior to feeling the way you do.

You can also carry out some deep breathing exercises and try out some mindfulness or meditation techniques if that helps, anything to help you take back some control.

With anxiety often comes broken and interrupted sleep. You might find it impossible to drop off and when you do, impossible to stay asleep for too long before your racing brain wakes you up again.
When that happens, start with some basic sleep housekeeping and start getting a plan into place. That plan might require you to fight taking a cat nap in the day but seeing you in bed early enough so you’re not too overtired. It might mean preparing your body for risk with a strategy that includes cutting out alcohol and caffeine completely.

It might also be limiting yourself to screen time and closing down all screens a couple of hours before bed to allow your brain adequate time to slow down. Make your room a haven for sleep, with an ambient temperature on the cooler side, blackout curtains and in as quiet a place as possible. It might also help to play some white noise to drown out any outside sounds.

Your use of social media is well worth a revision. If you find yourself constantly comparing your life to others, or feeling inadequate next to other people’s lives as presented on Instagram then it might be worth severely limiting yourself to time spent on your phone or having some kind of digital detox

Anxiety can often lead to a lack of self-care and not being able to make consistently good choices over areas such as food. With this in mind, start by thinking of your body as something to nourish and take care of. Look after it and think about what you’re putting into it. Some foods are just not going to make you feel great so eat well. Eat fresh where you can but eat consistently to stay on top of your diet. Fuelling your body physically will help it fight for your mentally.

Exercise is another weapon in your armour. We’re not necessarily talking about hard weights sessions down the gym or running marathons but instead movement that keeps you feeling good. Movement that allows some endorphins to be released into your brain and that can help you control your mood.

You don’t have to spend a fortune signing up to an expensive gym, there’s plenty to be said for walking, cycling, swimming or running. Plus of course, you won’t need to spend any money. The real trick is to find something you love doing and stick at it consistently for real results.

Your mental health isn’t something to take likely and as strong as you are you may, from time to time, find yourself in need of some support.  Many people go through times in their lives when they experience some of those symptoms and for many, they will be just a temporary blip.

If you’re experiencing stress or anxiety and just not feeling yourself, keep a diary of how you’re feeling and talk to those who love you the most. Accept their help but also be brave and take that first step of going and seeing a doctor. Fight back against stress and anxiety and you’ll be back on top in no time, ready to go back to being the great parent, colleague, and partner you always have been.

One of the most basic levels of Maslow’s Hierarchy of needs is the ability to feel sheltered and secure. Before we can actualize ourselves, we need that sense of having some kind of firm grounding to stand on. Of course, you might debate that nomads have always moved throughout life, and that’s true, but often safety in numbers and the ‘settling in’ benefits still apply there.

We all need a solid living situation. That means we need a solid home. That means we need to do our best to arrange that space for ourselves. If you can do that, you will have a much better time of things, and potentially overcome the issues you’re experiencing in other areas of your life. If you feel like things aren’t quite right and you have trouble isolating the source, consider our advice and see if it helps. You never know just how appropriate it could be to your situation unless you open your heart to change:

The Progression Of Life

When we always feel as though our baseline needed are up in the air, we can forget to build a life in the way we deem fit. For example, consider how many young professionals live. They might choose a house share from place to place, or switch up their tenancies every year. If that happens, then they won’t exactly invest in renovating or feeling more at home through building bookshelves, displays, and the smaller items that are associated with the long-term stay. In other words, without a solid living situation, it can be hard to find our natural root stability.

This isn’t to say that you cannot live a healthy or capable life if you do not live somewhere for ten years at a time. But even in our young professional days, it can be best to find somewhere you can rely on as your home for a small amount of time or to consider your investments and how you might carry your belongings with you. This way, you can feel a sense of growth and expansion as you move from month to month in your personal life. It’s quite amazing how it’s the silly belongings and small memories we foster that can help us view the milestones in our lives, and you need some form of stability to appreciate that well.

We All Have Different Needs

One person might feel completely at home in one living situation. For example, it might be that many young people find a sense of true love and freedom acting as an Au Pair for a family in need with help for their children. However, some might find this restrictive, despite the room and board offered for a live-in job. Some might need a property that caters to disability access. Some might wish to live in a town with a higher demographic of people within their own cultural space. It might be that some invest in a truly custom solution, such as granny flats and studio spaces for retirement or artistic pursuit respectively (although there are no reasons why those two cannot merge and become applied together.

It’s important to understand that one solid living situation might seem like being up in the air to another. For that reason, it’s important to consider yourself, to understand your preferences, to know what you would like to preserve when moving from property to property - or the ethos you can bring with you. This might expertly help you arrange your solid living situation to a much higher degree than you are used to. If you can do this, you’d be surprised just how powerful and how much improved your situation can become.

Our Social Connections

No man is an island. This simple phrase can be applied to many things in our life. Even if we find that we prefer living an introvert's lifestyle, it can often be that even the smallest of social contact helps us feel much better, much more alive and present in ourselves. It can also help reduce stress, and more connected to our local area. For that reason, it’s important to consider how your social connections are fairing in the local area. Are you getting involved with certain meetups via hobbies you are interested in? Do you enjoy your working relationships, or do you feel they are forced? Might it be that putting on your own event could help you meet people and also give more the chance to open up and feel comfortable with your presence, later leading to friendship? Do you try to enter the dating scene, or are you perhaps happy to let that happen naturally?

No matter how you answered these questions, one thing is clear - you need other people in your life, and you need to be in there’s. But of course, finding those who will contribute to a solid living situation isn’t always easy. For the most part, we would recommend only approving of those who have a positive outlook on life, as their perspective can slowly become your own, and yours theirs. It’s much easier to absorb negativity, so be sure to consider that.

After all, our living situation isn’t only where we live and how many bedrooms our house has, but also how we feel internally, what our beliefs are, and how kind we are to ourselves and others. If you can ensure that you care for that, then you can find yourself feeling much more secure and comfortable in everyday life.

Protecting Yourself

It’s often freeing to remember just how much responsibility you have to yourself as an adult. For the most part, no one will be watching over you, nor will have everything at your beck and call. This means in manners of property, in your career, in your health, you will often have to care for yourself and exercise wisdom ahead of time. If you can do this, you can feel much more secure and actualized in your adult years.

With these tips, we hope you’re better able to find a healthy personal situation you deserve.
