Rants and Raves of a Bum

Terrorism Insurance is something common to most of the countries these days. For the general public, it is something that happens to other people and other places even here in the Philippines. Now, there is a growing sense of consciousness among the people that terrorism is not a short phase or trend. Terrorism is something we all should be aware of and must prepare ourselves to counterterrorism contingency plans. The business community also realizes that threat that's why they must do more to protect their establishments, offices, institutions and their employees from any act of terrorism.

Terrorism, insurance, and your block
You probably hear a lot about terrorism insurance and may be confused over whether or not it is mandatory. At the end of the day, the answer is almost a yes, but you should be open to considering it.
Take a look at the definition of terrorism and it may sound as if this is something that can never apply to your home.  It can be enticing for a management company director, when considering the continuation of their buildings insurance, to decline terrorism cover.
It may seem to be one of those extra costs that you could do without. After all, how could your block be at grave risk of being singled out for a terrorist attack?  It’s not that simple, though.
Here are a few things to think about:
•       The lease may make it a requirement. Older, pre-1990s leases may not mention it specifically, but if there is generally a requirement for full or comprehensive property insurance they could expect it to be covered. The obligation to have comprehensive cover could, by definition, mean protection from the risks of an explosion caused by terrorists. This is a matter that has been tested in law in what is known as the Q-Dime case.
•       The building may not be a target but residents could be endangered and at risk; even worse they could be the terrorists themselves. Bomb factories in blocks of flats are not unknown.
•        Individual leaseholders’ mortgages, as lenders may insist on it.

So if we have to have it, why is this cover not included as standard?
England and Wales have a long history of terrorism. The UK recorded the biggest economic loss from terrorism among all the countries in the EU between 2004 and 2016, according to new data, with attacks costing the country an estimated £38.3bn in GDP growth during that period.
Losses can be massive and special preparations have been made for commercial property to ensure that high-value claims can be met. This is relevant to blocks of flats because, while a general household policy normally includes this cover automatically, a block of flats is treated as a commercial insurance risk meaning terrorism cover is excluded and must be added as additional cover.
Older people among us will remember what seemed to be the relentless IRA campaign in the 1970s.  Indeed, it was the IRA bombing of the Baltic Exchange in 1992 that precipitated changes in the insurance market, which was facing a massive deficit and needed to ensure that it could meet its obligations.
What is Pool Re?
The answer that insurers and the Lloyd’s Syndicates found was to set up the Pool Reinsurance Company Limited, also known as Pool Re, to share the risks.  Membership of the scheme gives them the support to help cover losses resulting from acts of terrorism, regardless of the scale of the claims. Without such a set-up, many buildings would be unable to get insurance against losses caused by a terrorist attack.  Ultimately, if they were unable to meet their obligations due to large losses which exhausted their reserves, they would draw funds from the UK Government.
At Deacon we offer a choice of competitive policies; one of which offers broader cover to include attacks on individuals in the block if, say, you have prominent figures living in the block for example.
We will discuss your individual needs and recommend an appropriate cover for you.  There is no extra administration for you as the insurers require only the Statement of Facts for the Blocks of Flats policy, which we already hold for existing customers.
Even though you may have read that insurers often pay smaller claims themselves due to the way payments to the reinsurer are structured, and think any claim you make is unlikely to reach the threshold at which Pool Re pays out, you could still need specialist cover in place. Otherwise, damage resulting from explosions caused by terrorism may not be covered at all.
History of terrorism
The term terrorist is believed to have originated during the Reign of Terror (September 5, 1793 – July 28, 1794) in France. It was a period of eleven months during the French Revolution when the ruling Jacobins employed violence, including mass executions by guillotine, in order to intimidate the regime's enemies and compel obedience to the state. Some people argue that as it was action by the state, not against it, this was not terrorism – albeit undoubtedly utterly terrifying for anyone living in France at the time.
Other people cite the Gunpowder Plot of 1605 as the first attempt at a terrorist attack.  The conspirators intended to kill King James I and the members of both houses of Parliament, and then restore the Catholic faith to England.
Or maybe the roots of terrorism date back to the 1st century and the Sicarii Zealots, Jews who opposed the Roman occupation of Judea;  the 11th century and the Al-Hashshashin, the Islamic sect from whose name the word assassin comes; or the 19th century and the Irish Fenian Brotherhood and Russian Narodnaya Volya?
Certainly, the 19th Century conspirators would have benefitted from the development of powerful, stable, and affordable explosives, including dynamite in 1837, and levels of globalization that helped radical ideas to spread quickly and grow in influence.
Who protects us?
Police
Counter-Terrorism Policing is now an alliance of UK police forces working closely with security and intelligence agencies to prevent, deter and investigate terrorist activity. It is accountable to the National Police Chiefs’ Council (NPCC) Counter Terrorism Coordination Committee (CTCC) and works tirelessly to protect the public and our national security.
The first police unit to combat terrorism was established in 1883 by the Metropolitan Police, initially as a small section of the Criminal Investigation Department. It was originally known as the Special Irish Branch, unit's name was changed to Special Branch as its remit steadily widened over the years.  In the early years of the 21st century, it merged with Scotland Yard, where heading up the counter-terrorism branch is considered to be the toughest job in British policing.
Secret services
At the end of the Second World War, there were a total of 17 MI (Military Intelligence) sections in the War Office. Today, just three organizations make up the British secret services.
MI5 is responsible for countering covertly organized threats to the UK, and its principal activity is the fight against terrorism, both international and homegrown. It began life as the Secret Service Bureau in 1909 to counter Imperial Germany’s espionage operations in the build-up to the First World War. Between the two world wars, the service was increasingly concerned with espionage threats from the far right (fascism) and the far left (communism). During World War II, MI5 had success uncovering enemy agents and feeding misinformation to the enemy, notably helping the allied landing in Normandy in 1944. Since the fall of the Iron Curtain, MI5 has been predominantly concerned with Northern Ireland and international terrorism.
MI6, officially known as the Secret Intelligence Service, operates worldwide to collect secret foreign intelligence in support of the British Government's policies and objectives. It commonly deals with challenges such as regional instability, terrorism, the proliferation of weapons of mass destruction and illegal narcotics. The head of MI6 is known ‘C’ after its first chief, Sir Mansfield Cummings. Due to the sensitive nature its work, MI6 has traditionally been shrouded in secrecy, and little was known about the service, other than the fictional exploits of 007. It is widely accepted that a man like James Bond would not be hired by MI6 these days.
GCHQ, the Government Communications Headquarters’, eavesdrops on communications throughout the world, and it is possibly the most secretive of all the intelligence agencies. Its headquarters are in Cheltenham, Gloucestershire; although it was famously based at Bletchley Park during the Second World War.
Cracking the Enigma code in 1940 possibly prevented the collapse of British resistance due to starvation, as German U-Boats were decimating Atlantic convoys. Another major wartime achievement was the design, installation, and operation of the world’s first electronic computer, COLOSSUS.

How and Where to Buy Terrorism Insurance?

You can buy a terrorism insurance policy from most insurance companies. They are able to sell you coverage for terrorism insurance if you feel you need it or are required to purchase it for yourself, your work or for your company.

Insurance companies can offer terrorism insurance either as a stand-alone policy or part of a coverage plan. You can check out an insurance company like Deacon Insurance to learn more about the options available for a terrorism insurance coverage. If you want to familiarize yourself more with terrorism insurance and its cover, feel free to research and discuss with your insurance agent.

You probably have no idea about Reverse osmosis or you may hear of it, but you do not know how it works. Well, reverse osmosis is a popular tool that you can use to clean water. Usually, some people use a reverse osmosis system for business. A mineral water company uses a reverse osmosis system to clean water before they sell the water. Now, we are going to talk about reverse osmosis system or RO system deeper so that you know what it is and how it works.

What is a Reverse Osmosis (RO) System?

Do you remember that you have learned about Reverse Osmosis system since you were at school? This process was first introduced in 1748 by a France scientist. During the test, the scientist obtained a result in which the water spontaneously diffused to penetrate a membrane toward alcohol. Then, 200 years later, some scientists finally can modify this process that is known as Reverse Osmosis. Basically, Reverse Osmosis is a process to convert dirty water to become clean water so everybody can drink it without afraid of contamination. Many people have been using this system to accommodate their clean water for residences up to spacecraft.

The Uses of RO System for Daily Life

Reverse Osmosis technology is used where pure water is needed; usually in the following places:
1.    Drinking water
2.    Humidification
3.    Ice Making
4.    Water Rinse
5.    Biomedical applications
6.    Application laboratories
7.    Photography
8.    Production of drugs
9.    Kidney analysis
10.    Chemical process
11.    Making cosmetics
12.    Restaurant
13.    Metal plating application
14.    Water filler boiler
15.    Water charger/battery
16.    Semiconductor production
17.    and many more

How Reverse Osmosis System Work

A semi-permeable membrane, like a membrane composed of cell walls or like the arrangement of cells in the bladder, is selective against objects going through it. Generally, water can go through this membrane easily because of its small molecular size and it also prevents other contaminants from trying to get through it. As experiments, you can put water on both sides of the membrane, where water on one side has different concentrations of dissolved minerals, since water has the property of moving from a low concentration solution to a higher concentrated solution, the water will move (diffuse) through the membrane from the side low concentration to the higher concentration side. Thus, the osmotic pressure will counter the diffusion process and will form an equilibrium.

The Reverse Osmosis process moves water from high contaminant concentrations (as raw water) to water reservoirs that have very low concentrations of contaminants. By using high-pressure water on the raw water side, it can create a reverse process of the natural process of osmosis. By still using a semi-permeable membrane it will only allow the water molecules through it and dispose of various dissolved contaminants. The specific process that occurs is called exclusion ions, in which a number of ions on the membrane surface as a barrier allows the molecules of water to pass through as they release other substances.

Low-Pressure RO System

What is a Reverse Osmosis System with a low-pressure? A low-pressure Reverse Osmosis system is a pressurized less than 100 psig. Usually used in residential areas that use the shelter system as in the following scheme:

First of all, the Incoming Water goes to Prefilter, after that it passes through the reverse osmosis module, and then it goes to post filter. From the post filter, the water will enter the diaphragm pressure tank before distribution. Then, from this tank, the water moves through a pipe and passes the sink top and then goes to the last point of treated water. Finally, the water is clean and everybody uses the water.

This pressurized system is capable of providing enough pressure to move water from the holding tank to the faucet. But unfortunately, it will also create counter-pressure against the membrane, which can decrease the efficiency of the system. Some units overcome this problem by using a non-pressurized tank with a pump to get purified water when needed.

Low-pressure units are usually able to produce 2-15 gallons per day, with a great efficiency of reject water up to 2 - 4 gallons for pure water produced. The purity of water produced can reach 95%. This type of system is very affordable. If you are looking for this type RO system, then you can check this post on 10lista. This type of unit requires maintenance in the form of replacement of pre and post filter (usually 1 to 4 times per year); and replacement of Reverse Osmosis membranes every 2 to 3 years, depending on usage.

High-Pressure RO System

What is a Reverse Osmosis System with a High-Pressure? A high-pressure RO System is commonly used for commercial and industrial. The high-pressure system usually operates at a pressure of 100 - 1000 psig, depending on the membrane used and the water to be treated. This system is typically used for industry and commercial that require large volumes of clean water.

Most commercial and industrial systems use many membranes arranged in parallel to produce the desired amount of water. Water processed from the first stage then proceeded to an additional membrane module to obtain a higher purification rate. The resulting wastewater will go to the next membrane module to improve the efficiency of the system despite it still needs flushing as the concentration increases to a fouling level.

The High-Pressure system for an industry is able to produce 10 to thousands of gallons of water per day with an efficiency of 1 - 9 gallons of wastewater. Water purity can reach 95%. This system is larger and more complicated than the Low-Pressure system.

Eliminating Some Types of Contaminants

Reverse Osmosis is able to eliminate many types of health and aesthetic contaminants. It is designed effectively so as to eliminate the unpleasant taste, color and odor, and the taste of salty or sodas caused by chloride or sulfate.

Reverse Osmosis can also eliminate some specific contaminants such as atrazine, asbestos, pesticides, arsenic, herbicide, nitrate, Flouride, tin, mercury, and radium. By using an appropriate carbon pre-filter (which is usually included in many reverse osmosis systems), it will be able to remove contaminants such as benzene, trichloroethylene, trihalomethane, and radon.

This system can also eliminate biological contaminants such as Cryptosporidium. Warning from the Water Quality Association (WQA), that the reverse osmosis membrane is generally capable of removing all micro-organisms and health contaminants, by designing a reverse osmosis system that can prevent the failure of protection in drinking water systems.

Ceramic Cookware

Is ceramic cookware safe? This question may come into your mind because you do not want to choose the wrong cookware. Anyway, ceramic cookware becomes one of the most popular cookware types used by many homeowners. Talking about the safety, this cookware has no problem with cooking because it is totally free from PFOA. Ceramic cookware even becomes the safest cookware type ever because it is made from clay. Somehow, ceramic cookware does not always use ceramic in total but the ceramic is only used for coating. This ceramic coating cookware is the ideal way to avoid damage because ceramic can easily crack without additional material.
What is the best ceramic cookware? Nowadays, there are so many ceramic cookware products that you can purchase in the market. You can buy from some of your favorite brands. There are some best ceramic cookware brands such as WearEver, Rachael Ray,  Greenlife, and T-fal. Meanwhile, from those ceramic cookware brands, you can choose some best ceramic cookware products available in the market such as T-fal® Initiatives Ceramic Nonstick Cookware, GreenLife™ Ceramic Nonstick Cookware, and others. It may be only compatible with modern cooktop. Still, it uses iron cast layer under the glass material to produce heat.

What are the best glass cookware brands to choose? If you want to buy some glass cookware products, then you may consider these following options such as Medelco 12-Cup Glass Stovetop Whistling Kettle, GreenLife Soft Grip, Luminarc France Amberline Blooming Heat, Libbey 55952 – Best Quart covered glass cookware, Primula Blossom Glass Teapot, and much more.

The Quality of Ceramic Cookware vs Glass Cookware

They do not contain PFOA and PTFE. What about the material quality? Ceramic cookware is quite solid and heavy, but the ceramic is only for coating. It still uses stainless steel material to avoid cracking. Meanwhile, most of the glass cookware products are transparent. The glass cookware can easily crack when you drop it on the floor. So, you must be careful when using this glass cookware. Overall, ceramic cookware can be better than glass cookware in the term of quality.

The Price of Ceramic Cookware vs Glass Cookware

Each cookware product has its own price according to the brand. You may buy some ceramic cookware at affordable prices. But, when it comes with glass cookware, this cookware may be more expensive than the ceramic one. Both of them are good, but the glass cookware looks more modern and futuristic. The glass cookware also looks premium and it is usually used by rich people. It looks more luxurious and attractive because it is also available in various colors. The ceramic cookware actually looks nice too, but it is too common because everybody can buy it. You can find so many ceramic cookware than glass cookware.

Finding the Best Ceramic and Glass Cookware

Anyway, it is all your decision to choose ceramic cookware or glass cookware. Somehow, you are recommended to buy the best ceramic cookware that has better function and quality. There are also some glass cookware products that are compatible with stovetop for modern cookware. It is important to check the brand before buying these types of cookware. Moreover, you also need to read the specification and material used. In this case, the non-stick ceramic or glass cookware can be the best option for a better cooking experience. In addition, ceramic cookware and glass cookware can also be easily cleaned. You can still cook some foods effectively using glass cookware or ceramic cookware despite they may be heavier than copper cookware or stainless steel cookware.

Final Words

In summary, that’s all about ceramic cookware vs glass cookware that you need to know. Well, both of these cookware products are good choices for a modern kitchen. The glass cookware for stovetop is a good choice for apartment usage. Meanwhile, the ceramic cookware is good for the regular kitchen. Somehow, ceramic and glass are not the only cookware types that you can buy. There are also stainless steel cookware sets, copper cookware sets, iron cast cookware sets, and aluminum cookware sets. The most important thing is that the cookware product does not contain any PFOA or PTFE that can endanger your body. Anyway, it is all your decision whether you choose ceramic or glass, but make sure you take care of it carefully to avoid cracking.

DIY isn’t easy, to say the least. You have to have a good level of knowledge if you want to do the job well and some people find that no matter what they do, they just can’t seem to get a good result out of the things that they do themselves. If this sounds like you then you have nothing to worry about because there are plenty of beginner jobs that you can do to try and get yourself started. Some of which can be found below.

Leaking Taps

Most taps don’t actually drop because the pipes themselves are rusted. It’s usually because of the washer. This won’t cost you much at all and they are incredibly easy to fit. The only tools you need for this job include an adjustable spanner and a screwdriver. You also need to make sure that you turn off your water supply as well before you start dealing with any pipes. When you have loosened the problem pipe, pop on the new washer and the job is done.

Painting

New paint can really lift a room and it won’t cost you much either. If you want to get the best result out of your job then you have to make sure that you use high-quality paint brushes and that you also use a good quality paint as well. When you are able to do this, you can then really get a great result out of your DIY experience. Painting can also really boost the value of your home as well, so when you do decide to crack open that tub of magnolia, you know that you’ll be doing your finances a serious favor in the long-run.

Squeaking Floorboards

Squeaking floorboards are annoying and if you have someone coming round to view the home then you really don’t want them to be put off because of something like this. The squeak of a floorboard is usually caused when the floorboards rub against one another. This happens when bolts or screws are loose. You can easily shake some talcum powder through the cracks to try and lubricate the boards or you can even try and screw them down more by using either a screwdriver or a drill.

Blind installation

If you want to brighten your home then indoor roller blinds are the way to go. They are very easy to install and they are also very easy to operate as well. When you do get them installed, you will soon see how much better they make the room look and you would also be surprised at how easy the whole room can be brought together as well.

Bath Resealing

Over time, the sealant around your bath can go moldy. A poorly applied sealant can look messy, but with a bit of practice, you should be able to re-do it more problem. If you want to smooth the finish, put some shower gel on your finger and run it over the sealant to smooth it as this stops it from clogging up and causing lumps.
